What Niranjani says:

Throughout my career, I have worked on both local and nationwide transactions, developing a comprehensive understanding of freehold and leasehold sales and purchases, unregistered land, new-build properties, remortgages, and transfers of equity.

I appreciate that buying or selling a property is one of the most significant financial decisions a person will make. My approach is to provide straightforward, practical legal advice, ensuring clients feel informed and supported at every stage of their transaction. I am always available for prompt updates and queries, as I know how important it is to have a responsive and approachable legal adviser during what can sometimes be a stressful process.

How I Can Help You

  • Freehold & Leasehold Sales and Purchases, Including Unregistered Land – Ensuring a smooth and efficient transaction from start to finish.
  • New-Build Purchases – Advising on the unique legal requirements involved in purchasing newly built homes.
  • Transfers of Equity & Remortgages – Handling both straightforward and complex ownership changes and refinancing matters.
  • Shared Ownership Sales & Purchases – Assisting with acquiring, staircasing, or selling shared ownership properties.
  • Clear Communication & Attention to Detail – Keeping clients informed and transactions on track.
  • Practical Solutions for Complex Issues – Resolving potential legal challenges efficiently.

My legal journey

After completing an LLB (Hons) in Law and the Legal Practice Course (LPC) at the College of Law in Guildford, I began my career as a trainee conveyancer at a local firm in Maidstone. I later cross-qualified as a Licensed Conveyancer, and for the past 25 years, I have built extensive experience handling a broad range of property transactions, from routine purchases to complex legal matters requiring creative solutions.

My focus has always been on providing a seamless, stress-free experience for my clients, working proactively to ensure their transactions progress as smoothly as possible.

About Me

Outside of work, I love spending time with family and friends and enjoy cooking and baking for my four children. Whenever time allows, I also enjoy taking long walks locally.

If I weren’t a lawyer, I would be...

A volcanologist, studying and monitoring one of Earth’s most dynamic natural forces—a stark reminder that nature’s power is far greater than us mere mortals.

If I were stranded on a desert island, my must-have books and music would be:

A compilation of ABBA hits – timeless classics that never fail to lift my spirits.
Dolly Parton’s 9 to 5 – a reminder of the rewards of hard work and resilience.
A greatest hits collection of 80s & 90s music – nostalgia from my childhood, teenage years, and university days.

Persuasion by Jane Austen – a literary classic that I never tire of.
Jamaica Inn by Daphne Du Maurier – an atmospheric and gripping read.
The Gruffalo by Julia Donaldson – a beloved story I have read countless times to my children.
